Check your vacant properties!!

I know you've heard it before but I'm going to say it again.  Please make sure you are checking your vacant properties.  I live in a small suburban town and it has been crazy lately.  I think with all the news of the economy weakening people are just going off the deep end!  We have had a string of robberies where they are breaking into vacant homes and stealing copper.  If that's not bad enough they decide to trash the house while they are at it.  I went on a showing about a month ago and we walked downstairs only to find the entire ceiling had been ripped down!  Yesterday, I got a call that one of my vacant properties had the door standing wide open.  Last week I went into yet another and someone had turned the a/c down to 60!  So again, I know it can be a pain; but please check your properties not just by driving by but actually get out of your car and go in.  Your seller's will appreciate it.

Tammy, this is a good reminder of something we all should be doing anyway.  Sometimes when we get busy, we think we'll deal with it later - but we all need to be keeping a close watch on our properties if they're not occupied.  It's also a good idea to get to know the neighbors and make sure they call you if they notice anything funny.

But when you get out of your car to go in be very careful.  Take someone with you, always be suspicious and last but not least have your cell ready to dial 911 as you run for your car.

Your right, it is good to visit your vacant listings at least once a week.  I once had a Buyer moved in before closing, closing was running 2 weeks over and in talking with the Buyer upon my arrival I found out that the Agent had received their closing funds two weeks prior and she never turned them into escrow.  It was 10p and I called the agent and insisted that she meet me at the home, when she showed up I let her know that the funds needed to be in escrow by 10am the next morning or I was going to turn her into the DRE.  She had the money in the next morning and I still turned her in, nothing ever became of it though.

Gretchen - Great thought about the neighbors!  I have one that the next door neighbor is a Realtor and she lets me know if anything is going on.

Jack - Great point- We can never be too careful

RJH - That agent should have been disciplined.
